Fair, transparent charges

Every line shows exactly how the number was built: direct and communal consumption, the supplier's rate alongside the tenant rate you set, an admin fee — fixed or a percentage — and VAT. Nothing is a black box.

  • Per-tenant service-charge caps are honoured automatically, with any shortfall recorded — never silently lost.
  • Void areas are flagged as Landlord (Void), so the cost of vacant space is never hidden in tenant charges.
  • Tenant queries get answered from the statement itself — the methodology is on the page, not in a spreadsheet.

Which utilities can go in one recharge run?

Electricity, gas, water, oil, heating and cooling — all apportioned and invoiced together in a single run, rather than one exercise per utility.

How is communal consumption split between tenants?

Direct consumption comes straight from the meters serving each area. Communal, unmetered consumption — plant, lifts, lobbies — is apportioned by net internal area, weighted by each area's communal-participation percentage.

Can we set our own rates and fees?

Yes. Each line shows the supplier's rate alongside the tenant rate you set, side by side. Add an admin fee as a fixed amount or a percentage, and VAT is calculated on top.

What about service-charge caps in leases?

Per-tenant caps are honoured automatically. If a cap bites, the shortfall is recorded against the landlord — visible in the run, never silently lost.

How is vacant space handled?

Void areas are flagged as Landlord (Void) with their share shown explicitly, so the cost of empty space is never quietly redistributed to tenants.

Can we review a run before tenants see anything?

Every run starts as a draft. Review it line by line, then confirm — or revert, adjust and re-run. Invoices only exist once you confirm.

How do charges reach tenants and our finance system?

Where does the consumption data come from?
